in general they will record the trustees deed 2 weeks after the sale then serve you a 3 day notice as owner. or if you are a tenant with a lease they will serve you a 60 day notice-hint'hint'. they they start the eviction process. if you have a good attorney you can go from 2-4 months+. but you typically have plenty of notice until the sheriff lockout. if you have other housing you can consider taking a cash for keys payment. though probably won't be equaly to the 4+months you get to stay after the sale takes place.
also don't know how this end of it works but they typically will postpone the sales, i assume if you tell them you want a loan mod they may postpone it.
