The bank now owns my Riverside Co., CA house and I have just been served the 3/60 Foreclosure Notice to Quit and a Summons for my eviction. I just turned down a cash for keys deal from the bank. How long can I stretch it out? How long before the sheriff kicks me out? Is there any kind of notice before hand that the sheriff is on his way? I'm asking because I'm in the (slow) process of moving to a different town and am going back and forth. I would hate to return to find that the locks have been changed and I've lost some of my stuff. Thanks for all of your time RE professionals.

Rent a storage unit and move your stuff there. For the monthly rent of the unit, you gain peace of mind for your stuff, and may gain some semblance of "doing whats' right" by GETTING OUT of a house you no longer own!Just my opinion. Rich.

If I am not mistaken, you have seven days from being served. Usually, it will be longer as a sheriff will need to verify vacancy. But, be out by the seventh day as you could face a fine or arrested for trespassing.

If you have a foreclosure and an eviction on your record, you will have a next to impossible time renting and earning the trust of a new landlord. I understand you do not need a surprise, but the bank has been waiting long enough for their house back

If you are sensitive...stop reading. I am going to speak honest and rough truths.

Since you have been foreclosed upon, (and the reasons you fell behind don't really matter) you have been living in a home for free, and are now stealing the house. You are stealing from the owner the right to use the asset that is theirs.

If you don't want to come "home" (it isn't your home any longer) to find the locks changed-then get your stuff out.

It appears that this holds a low value to you, otherwise you would have done the right thing and moved out by now and let the lender have what is rightfully theirs. Instead they now have to force you out and you are looking to milk it....

Just do the right thing, rent a storage unit, grab a truck some friends and some pizza for them and get your stuff out. If I was to offer you 200K to have your stuff out by noon on Wednesday, I would bet you would do it. Because at that point your values changed....

You can if you choose move as quick as you want.... the rest is up to you...

Just stop the stealing and Do The Right Thing.

Call a foreclosure help agency in your state. But come on, if the lender already offered you cash for keys, you probably should heed the advice already given and expedite your moving process.

If you knew you were going down, I don't understand why you wouldn't take cash for the keys and at least leave with some money. It just doesn't make any sense and I am very curious for your reasoning in turning it down. My guess is you will have no more than 30 days. Banks are slow to evict in most cases. If you make them complete the eviction process, they will set your stuff on the street so it is in your best interest to get the stuff you care about in a storage unit.

Good luck getting a new place with a foreclosure and an eviction on your record. You will need it. I will skip the lecture as I am sure it would fall on deaf ears.

Why don't you try talking with the bank and ask for another extension for you to be able to look for you place, in some places that things happen.

I've seen strange things in our current economic melt-down. I've heard stranger things than I've seen.

Call them and see what they say. Ask them what your options are. They don't really want the house. They just want a profitable asset on books.

Take whatever action that works best for you and your family.

there does come a point where morality goes out the window and survival mode kicks in. Just wait until some of you are in this position. It is also hard to argue morality after the first 100 billion dollars of our tax dollars the government and banks "legally extracted"
