Okay everyone, March is here! I hope you all were successful in obtaining your goals in February!

As I'm sure many of you know, goals are the foundation to success. Goals help us keep focused, motivate us, and give us something to pat ourselves on our backs about at the end of the day (or month). Without goals we are just wandering around in the dark, hoping to stumble upon success.

One aspect of goal setting, that is vital in its effectiveness, is recording or verbalizing them. Tell people about them so you will be, in a sense, held accountable for them. This will help motivate you.

Write your goals down so you see them everyday. I have a white-board in my bedroom with my yearly and monthly goals written on them. I see them every day when I wake up and every night when I go to bed. This kind of auto-suggestion has been studied and proven to be an effective way to get things done. Stay positive!

This thread will be a way for everyone to record their goals. Record them in this thread and revisit it often. Read the goals of your peers and people you look up to.

Last Month's Big Achievers

nrconnor: On the very last day of the month nrconnor reached his goal of finalizing his first wholesale deal. He also locked up his next deal.

FtMyersMike: FtMyersMike acheived his goal of finding and participating in the local REI group.

awarunn: I almost had my first deal but it fell through when the homeowner who I was going to negotiate the short sale with stopped communicating with me. Though, I did achieve my goal to get my direct mail campaign up and running. yaya...

Here are my goals for the month:

Get my first deal in the works. I was close but it fell through last month.

Read The Richest Man in Babylon This book has been recommended to me by a few different people.

Intensify my Flyer Ad campaign I have put " We Sell Houses" ads in local grocery stores and laundromats in order to build a retail buyers list.

Modify my Direct Mail Campaign to include a piece of educational literature All I'm including is a letter at the moment. I think I need to attempt to reinforce the idea that I am the best one for the job, since I believe that I lost my last deal to a competitor.

Establish a more effective Private Mortgage Lending marketing campaign I am only really marketing to friends, family and friends of friends, which is all i want to do right now, but I think I need to organize my 'pitch' a little better

Create files on 2 vacant properties in neighborhoods I am targeting

As a background I am a real estate agent in Aspen, Colorado.

My goals for the month of March:

1) Get at least 1 contract for a vacation club membership opportunity I am working on. $1.5m price tag

2) Get a high end listing in Aspen that I have been working on for 2 months. $24m-$30m price tag

3) Get into to this position or better in the search engines for the search term " Aspen Real Estate" :
Google #10 currently #11
Yahoo #3 currently #4
MSN #15 currently #25

4) Complete and launch the re designed skirealestate.com website

5) Find a company to re-design my blog and integrate with the website

There is another 100 or so goals but these are the main ones.

First, I plan to put on a tourniquet to stop the bleeding from last month! Fortunately, the end of winter is near and the weather will almost certainly improve. This usually leads to a lot of tenants looking to move.

So, my goals for March are:

1. Increase the number of rented units by at least 4 (including at least 2 SFHs).

2. Finish entering the tax data into Quickbooks Pro for at least 5 companies (2 1/2 done in February)

3. Rehab at least 2 units.

First off, let me state that this is awesome that you make these threads each month. I say all the time to just about anyone that will listen, to set 12 goals each year (1 a month), rather than New Years Resolutions. But the key is not only to WRITE down the goals and make them specific and detailed, but to also tell someone else. Use that person as an accountability partner. Locally you can use REI Groups for this, but if you don't have that, this site is awesome!

My Goals.

1. Select new site to build a community playground. I build public parks and playgrounds to give back. I have done many of them through the years, time for another.

2. To finalize the transition of my personal bookeeping records into Quickbooks (I have always been week with taxes as I had an accountant in the family)

3. To continue to Learn, Grow and Give Back without pretense.

4. Place 4 properties under contract. (A little low but March is a tough month as March 15th is the fun date of taxes in corporate world)

Okay well Feb wasn't a great month but it wasn't completely dismal, here goes with Mar hope it gets better from here Grin

1) Continue to tackle those pesky mistakes from years past

2) Continue to save money

3) Locate potential properties in the AZ area preferably Queen Creek, Tempe or Chandler.

4) Get some extended time off of work, gotta get a way from " the man" every once and a while.

Here are mine.

Sell our Gnarled Oaks Property (been 2 months)

Rehab completely and try to sell quickly our Royal Villa property

Get in contact with at least 5 new buyers (for my wholesaling side)

Try a " We Buy Houses" ad in the Greensheet (local classified 'penny saver' type paper)

1. Buy another 3 flat or 4 flat - I only buy 1 property at a time.
Update - Property identified and full price offer submitted today (3/15/08). Seller is retiring investor. I couldn't negotiate a price as good as her asking.
Update - (3/19/08) Got outbid by less than $1,000.00. Grrr... oh well - was 2 1-beds and an efficiency. Looking at a 2 flat tomorrow w/ a 2 bed and a 1 bed and apparently a lot less rehab. On the percentages side, this may cashflow better.

2. Get my Indiana certificate of eligibility to sit for the public adjuster exam.

3. Get my Indiana CCW license (Property management - )

1) Buy and wholesale the 4-unit

2) Buy one additional property (rehab or wholesale)

4) Attend bootcamp and evaluate 3 projects

My goals for March are as follows:

1. Sell my first Flip. This will continue to be my #1 goal until it is finally out of my hair or in my case scalp.

2. Put the finishing touches on the plans I'm going over on the new duplex I just purchased. If I can't get this done for 40k, then I need to make a decision within 2wks if I have to move on. Long story here.

3. Further my eduction on real estate investing by reading 2 more books. One of them is Cash Flow Quadrant and looking for a second book to follow, suggestions on this would help...

4. Look for another rental that my wife and I can invest in ourselves to get her motivated in OUR new investing career.

For this month -

- Attend this months REIA meeting, but actually become a member this time. Not much of a goal, I know. What I'd *really* like to find out at this meeting is if people are flipping or just acquiring to hold. I want to know how people are working this area to make money.

- Shop around for some financing. I'm in really good shape as far as credit goes, I'm just wondering what they're going to say about me wanting to finance an investment property.

- Meet up with the agent I've been in contact with to either discuss what I'm looking to do, or to actually inspect some properties.

- Get my unused bedroom ready in case I'd like to get a room mate for more income.

I think that's pretty good for now.

1. Read (or listen to) one RE book.

2. Attend local REI meeting.

3. Add 500 listings (see sig).

1. Read three more real estate educational books.

2. Find a better realtor to sell my rehabbed house.

3. Finish and market our other house which we are remodeling.

4. Continue to rehab the fourth house in my series and get at least half way through the remodel.

5. Clear my head and finish taxes for 07'

1. Find 3-5 active buyers in my area, this means I actually have to actively find them and talk to them. YIKES!. Currently ZERO

2. Aside from finding buyers I want to network with 3-5 fellow like minded investors. It's really tough when you feel like your all alone.
