I had a foreclosure in 2003 and i have 600 credit score. I am not trying to put pressure on anyone. I just need some creative ways to get a deal closed, with my situation. Anything is possible !

For the time being, I would suggest focusing on deals where mortgage brokers aren't involved (owner financing, sub2, HML, equity partners, wholesaling, etc).

With a 600 FICO in today's credit market, you're unlikely to find much in terms of creative help from conventional lenders.

Did you consider the opportunities in Port St Lucie before you left? PSL is a hot market for investment opportunities.
