I got a Shortsale approved and a cash buyer. However the buyer insists on using his title company which won't do both deals on the same day because they want at least another day or so to record at the courthouse then close the second deal. Is there any type of transactional funding beyond 24 hours? Are there any other alternatives? I need to close this deal ASAP.

Some transactional funders will go 48 hours. I'd ask around. Also, I ran into a situation a while back where I needed a 30 day loan to hold a short sale. No one wanted to touch this but I was able to find a private money lender who would do it. He ate me alive in points but it got the deal done.

Cliff- You'll find a lender that will go longer as long as the loan is secured and the return is high enuff. Look around.

I need to borrow $106,000 - I have cash buyer lined up for $125,000 and on contract ready to close. I can close my deal with bank asap say this Friday and the title company will record deed and close second deal to end buyer on Tuesday.

I have:
A to B contract signed
B to C contract signed
Shortsale Approval letter and wiring instructions
Title Company info

What I don't have is the money to close the deal. I don't want to be pummeled with fees obviously but as long as it's reasonable given the circumstances.

Transactional funding for a standard deal of this size would run you approx. $3200 (3 points), correct.
Since you need it for more than just "same day" and more like 2 days, would 5 points be fair?

Just wondering why your buyer is so adamant about using his title company; usually it is the seller's perogative. If he isn't willing to let you use your title company to facilitate a smoother double closing, which will allow you to use transactional funding, offer him a slight discount (obviously less than any additonal cost you would incur using his title company) on purchase price to get him to cooperate. Worth a try.

Rich, the loan amount was $148K. The payoff came to $175K. I flipped that place for $180K :cry: If you can do me better than that, I'll sure be in touch next time.

I had this discussion on another thread on here. I'm the buyer. If you don't want to deal with me on my terms, I don't buy from you. I am adamant about using my title company because I use back to back closings and my title company does them right and don't want to lose a deal because somebody elses title company has screwed it up..

Just a quick update, I was steaming toward closing and the day before the Title company backed out of the deal. They didn't like that fact that the two deals were linked. I tried to convince the buyer to go with another title company and they simply would not budge. I guess they didn't really want the property after all. Anyway on to the next deal.

Hello Cliff,
Sorry about your deal going south. On the next one the suggestions above to insist or to give some incentive to use the same title company is sound advice. Using two companies can at times be accomplished, but generally transactional Funding companies will not allow seperate closings at seperate title companies. It just adds to the number of chefs in the kitchen and drastically lowers security to the transactional lender. If you can keep it at one title company you should see lower total closing costs and have the availability of lower cost Transactional Funding, versus other alternatives.
