The reason that Rhochelle's may be different is that she is in Memphis. Memphis deals are safe; they cash flow with DSRs greater than 1.3, they sell for full value with the Rent To Own program, then take them FHA. So Mr. Taz, rather than flaming a new investor, maybe you could have been alittle more helpful.
Also, there is nothing magical about the Memphis market.
But, I would be interested in some details of her idea and business plan. I have raised a lot of private money in the last 24 years.
If you take this as a further flame and respond from that perspective, there is nothing I can do to prevent it. I have been investing for a long time and have a fairly tough skin.
