Financing for end buyers. Anyone?

I am currently looking for financing for my end buyers in my area of Northeast Ohio. I do rehabs and sometimes banks cannot offer financing. I am looking for someone to offer financing on my rehabbed properties to my end buyers. This will be a long term relationship with money to be made on both sides. I am tired of losing deals because someone can't get approved.

In most instances, buyers are very close to getting their financing but are not able to. Most buyers would be interested in some type of land contract deal until they either get their previous home sold or do some work on their credit. Anyone who may be able to help is encouraged to contact me.

I am an Indiana rep for New Horizon Financial. They would be able to do your financing no credit check and no income verification.
Every state has there own rep. I do not know who that wouold be but you can get the details on the indiana website.

For all those needing end buyer no seasoning loans.

Please list out:

zip codes

if your buyers are investors or owner occupants

to the best of your knowledge will the buyers be A paper quality or will they be credit challenged, income challenged, or down paymnt challenged.

Ben,

Are your loan products sold on the secondary market or do they have anythingto do with Fannie Mae/Mac? If you are able to do loans for investors who have over 4 we need to talk. Many people say thay can do the loan but when push comes to shove no one can really do them. PM me and let me know what you can do. I am in Memphis.

Not to mention seasoning issues. Many say they can get around seasoning for investor loans but very few have actually done so (to my current knowledge).

I have some buyer that need some help.
They live in Pensacola, Fl
sale price is $132,000
they have about $25,000 for down and closing coast.
His crdit is 550 and hers is 518 on experian
there debt to income is 18.30%
