It is an apartment complex 90 unit at 591K gross, noi is 402K priced at 3.75mill. COnsists of 5 buildings, largest holds 65 apartments. Management is set, and I have already seen the place. I lack funds and credit in exchange I would work out a split of income after expenses, and I would make sure all issues managment has are dealt through me.

If an investor has a stock portfolio we could lend up to 85% of the portfolio value with out liquidating the stock..this loan has no margin calls and is non recourse so essentially you are converting one asset into two. Let me know if this would fit into your strategies.
