I am a Realtor in Wichita KS. I see atleast 3-4 deals a month that would be great for a rehab. I am looking for any lenders that are open to unconventional financing. Willing to pay a premium rate on the money, Or split profits. Let me know whats out there.

Greg,

I am a hard money mortgage broker, as well as residential for your end loan needs.

The lenders I work with are usually regional. Their usual loan program is as follows:

Up to 65% ARV
12 - 16 % interest
4 - 7 points
6 - 12 month term
no pre payment penalty

These lenders usually want some financial information and a credit report. Also, if the 65% covers the entire project, they will ask for 10-15% borrower contribution.
