Looking for the most reliable hard money lenders in the philadelphia area
Residential, I have good credit, I would just like to know if there are any in the philadelphia area that people have dealt with before.

I am also researching a reputable HML. Some lenders I have come across are (Paramount Funding, Rehab Funding, SDI Funding LLC, Brookview Financial, 1st Quick Funding, Financial Resources National Inc., and First Mount Vernon ILA). Has anyone dealt with any of theses companies? If so, who would you recommend?
We do some hard money loans. But if i was you i would do and off self corp line of credit something we could help you with also.

In June of 2008 I contacted SDI Funding to do a deal and I was not happy with the results. They promote themselves as a hard money lender but ended up asking me for more documentation and paperwork than a bank would. They also strung out the application process for so long that I had to just cancel with them and go with a private lender.
Most of the hmls mentioned are legit. What needs to be realized is that almost all of these lender types have credit, income, and asset requirements. That's just part of the current market we're in. If you want the laon to be based in the deal you need to find private lenders. Possibly even hedge funds.
Steve, how's your search coming along. I think some of the lenders mentioned are good. Were you looking for local to PA or are you opened to outside of PA?
Guys keep in mind our company started out as a HML. However now we only lend in very select areas now, so this is not an advertisement. If any of you need questions answered about HML, comparing terms between companies, requirements, etc let me know. Will be glad to help you if I can.
Ben, I'm open to anything I am looking at a couple properties today hopefully the number work for one of them. Then I will need a hml.

Rehab Funding is very legit; The approval process is quick and painless & they are active members at the local RE investment club;however recently their website indicates they have suspended any further lending. I intended on going through them but did not anticipate their services being on hold, so in essence I'm also in need of a HML.... I'll let you know if I have any success, - Brandon
