I found a property that the bank bought back on December 13,2008.

List Price 64,900
Want to Offer 55,000.
Repairs 10,000 (I own a small interior remodeling company and would be doing all repairs to keep repair costs low.)

How will appraise at approximately 110,000
Would list in 1 month(for repairs) for 104,900 for quick sale!

Is the property in Plum where you are?
Why are you looking for hard money?

Is there something that may be holding you back from working with a bank?
