Lenda stated that the rents were guaranteed for one year, not the investors return guaranteed. Many investors buy properties and teh sellers guarantee rents for a period as an incentive or inducment to purchase.
I have always been leary of that as the seller has to account for that expense and therefore is probably charging more for the investment. Not only that, the investment should be good enough to buy without any seller guarantees of rent.
