I am looking for a lender for the following type of property:

2-4 units, NON-owner occupied
Below $417K in price
DSCRs will be 1.2 or greater
Cap rates: 8.5% or greater

My FICO middle score is 700

In all cases I will keep LTV to 70% or less. However, I am trying to maximize ROI so that other 30% may be completely out-of-pocket, it may be seller financed, or a combination of both.

During these times I'd like to lock up 30-year fixed. No short term loans, please.

This is a typical deal for FHA or FNMA. How many properties do you currently own. Also, what are the areas that the duplex, tri's and quads going to be located. lenders are now zip code specific.
