I am looking for a stated program for a rate and term refi. I am buying properties with my line of credit but then need to get them into a conventional loan after they are rehabed and rented.

I have excellent credit but need to go stated. Are there any programs left out there? Can anyone point me in the right direction?

Right now I am dealing in TX and KY.

We have a stated program but only in these states; AR, CA,CO, HI, IN, MT, SC, and WA.

I'm in California but I don't invest here. Prices are still too high for my taste and ability. I have properties in Texas and Alabama.
