Hi, I'm new here. Site looks great.

So here's my situation. Although I've dabbled in real estate for a few years now, I only just recently worked up the nerve to look for financial investors. I found someone who is interested although they would like to use the equity in their home to invest - around $50K. Problem is that they don't think they can qualify for a HELOC. They really want to do this, I just can't think of a way to make it work. Perhaps if they deed it to the LLC and I apply using my credit? Any ideas are much appreciated.

Find another investor. This one has no business investing in you. You're talking about a speculative, risky deal. The investors could easily lose their investment. They should only invest money that won't hurt too badly if they lose. Investing the equity out of their home using a HELOC they can't afford is a really bad idea.
