Hello everyone.
Let me give you guys a brief background of what I do before we start talking about my needs. I target REO bank properties. All of my properties are bargained, rehabbed to cash in for profit. Basically, I buy properties 5-40 cents on the dollar.I base all my investments through a specific system. That system contains 8 phases. All my crucial decisions are based on research, facts, numbers and NEVER Opinions. That way I have full control of the outcome of my investments.
The first thing I do before I even think about investing is Market Research. What that means is I research a City, narrow it down to specific zip codes and narrow it down even more to a specific neighborhoods who are surrounded with expensive neighborhoods. I focus on the undervalued and stable markets. I research everything about my market down to developments, demographs, growth. etc.
The second is my Exit Strategies. I have 7 specific formulas for my exit strategy that will maximize profits. We'll talk more about that later. But the two general solutions is either rehab and flip it for an immediate cash or which I prefer more is rehab and hold it for equity and a cash flow.
Third is Property Sources. I make sure that my market inventory has enough REO properties so that I have room to negotiate. In other words, I have my hands on a lot listings that most investors do not have.
The fourth and fifth is specific Property Research and Area Qualification. This is where all my estimated due diligence begins. I find everything about my properties. The most crucial part is the location. I make sure that within a 5 block radius that my neighborhood is solid. Properties that I get under contract are the ugly houses in the nice neighborhoods.
Next is the Deal Analysis. I have two specific equations to evaluate Cash Flow or Equity. We run our numbers through these equations to make sure that we have more than enough room to make profit.
Now, heres where you come in. Financing. I look forward to building long term key relationships with organizations or individuals that will fit in with us, just like we would fit in for them. I am interested in borrowing for 6 months, but you should be flexible of lending up to 12 months as well. All of my All-in costs are never more than 50% of a very very conservative appraised value so you do not need to worry about the Loan to Value ratio. I need someone who qualifies no credit score. As a result I am willing to pay interest of 12-15% with 3-5 points.
Once financing has been attained for my great deal properties, Rehab will quickly proceed estimating 4-6 weeks. After 6 months,I either flip the property depending if it is a buyer's market or I refinance for 65%, you get all your cash back with interest, I cash in and have net/net cash flow coming in. That way, Everybody is Happy.Then, we start again.
