Hello,

I'm looking for financing for small deals between 0 to 30k max. These deals will be at 50 to 65% LTV, quick rehab and lease out section 8 and refi with local portfolio and private lender here in Oklahoma.

I'll bring you the deal with all the necessary numbers required to make a solid decision and judgment.
60 to 90 day loan
Refi with private lender as soon as rented so it won't be quite the 60 to 90 days. Have an established relationship.
Payback in full plus 10%

How about sharing a deal that you've got now so people can see what you're talking about.

I also recommend you start becoming a part of the community by connecting with others here before you start soliciting business.

People typically will work with people that they know and trust before someone that jumps in asking for money.

Build your reputation here and you'll find all the money you need.

Purchase price 19k
Repairs 10k
Market Value 58k
Will Rent for 650-700 easy
60 to 90 day financing
35k loan (includes closing and repairs)
Payoff after rehab and refi $38500
Still under 70%LTV
