I have found a short sale property, about an hour south of Ft. Worth, that I believe has a lot of potential.

The current asking price is for $105k and will need about another $25k to get it into good shape. I have already got a few estimates on leveling, windows, and a few other things; so I think my $25k budget is pretty close.

I have shown the property to a friend who is an agent, and he believes the property should be able to sell for roughly 180k,

This would be my first deal, but I have done my research, and I think I am finally ready to take the plunge; I just need some help financing the deal.

Thanks in advance to any comments/advice.

No credit score required. Minimum interest rate is 11% and up.

Hard Money Loans are an asset based loan based on the collateral value of commercial or residential real property. Typically, Hard Money Mortgage loans are funded fast, usually within two to three weeks. Credit is considered but is not the most important factor in making Hard Money loans. It's the collateral value that counts and most loans will not be higher than 60%-65% loan-to-value. The term of the Hard Money Loans are short, typically 12 months.
