Good Morning BP,

I have a house that seems to be an awesome deal. I am a little cash strapped right now and need someone to partner with so I can make this deal happen. here are the details:

ARV: 145k
Rehab Cost: 7500
Purchase Price: 80k w/ 10k down

the seller has a 48k note on the property which will take over the payment, the deed will be signed over to my LLC. The balance will be paid when the house is sold to the end user.

I need 20k to get the job started. I am willing to pay 2-3 points per month for an investor with a 12 month balloon. I have 1 property that is suppose to close within weeks so I can have cash paid back fast if that helps.
