Looking for financial partner in wholesale deals $10k-$20k a month.

I have structured a very investor friendly deal. I am looking for one investor to share this opportunity. I will provide projections and business plan for anyone interested in learning more. My mentor has done this deal with another investor of his own and it has worked out very well for both.

I am looking for $150k.
Investor makes $2000 per door.
5-10 properties sold each month.

This would be a joint venture where you have access to the money at all times. I am very straight forward. I will provide you with anything you would need at any time.

You say you will be straightforward but you have given only the vaguest of details.

Where is this?
What is the strategy? What type of prop are you buying, is there rehab, how long are you holding.
If you are buying property how is it that I would have "access to the money at all times"?
How much are you investing?
Why can't I hold the money and disperse for each transaction?
What is "per door"?

How many transactions have you done so far to show you can do 5-10 per month?

If you truly want someone to give you 150K, you have to lay it out for us.

I am not looking for Hard Money. I am truely seeking a partner for joint venture. I would rather build a working relationship with 1 person.

If I were you, I would write a prospectus with the specifics of the transactions that you are looking to do. Then do a search for private mortgage holders, either through specific county websites or the MLS if you have access to it and send your prospectus to those people directly.
*Also, make sure that if you are soliciting for investors that you have the language in your paperwork correct as far as legal requirements in your state.

I am happy for you to put the info on the boards here so we can discuss. The boards are here for everyone to read and learn. I like things to be open. I assure you whatever strategy you have is not secret and disclosing it will not ruin the opportunity.

I am an individual who lends his personal funds as hard money and transactional loans. I also partner with people on their deals and do a few of my own deals when i actually feel like "working".

If you can show a solid plan and some experience at actually doing some transactions according to the plan, I would seriously consider the investment.
If you are a newbie who heard some guru spew some BS at a seminar and thinks they can pull off some miracle deal 10 times a month, then I won't be interested.
It would also certainly help convince me if you were investing some equity in your own idea too.
