Have direct hard money fix and flip program for DC, and most east coast states. 20% down, 80% at 115 I/O.

I have a personal lender that does Hard Money pretty much anywhere if the deal is really solid. Typically short term balloon is their specialty: 4 months, 4.5 APR with option to extend for 2 months if necessary.

Let me know when you have a solid deal you need funding for. There must be some skin in the game, but they are creative so as long as it makes sense we could put something together.

I got a loan funded in 48 hours for a rehab deal I was working on in OH, so they are very flexible.
