I have accepted the banks terms and am waiting for their returned signature on a property in a hot spot of Oregon called Sellwood in Portland. I am looking for a hard money lender who may be able to help me out with this. Thank you, time is of the essence (as usual :D )

The home is currently a 4 bed 1 bath that I will make a 3 bed 2 bath. Purchase price of $205k with $4k earnest money down. I am looking for a HM loan of as close to $201 as I can get, I have the repair money. Comps are starting at $350k. Hot area of Portland OR.
