While most foreign nationals can't obtain financing, there are options for Canadians.
Off the top of my head, your client can try HSBC, RBC, Washington Federal, and Florida Home Trust.
Some of those lenders only offer financing to FNs on the retail side, so you may get shot down if you're looking to broker the loan.
Thank's Darryl, these deals are full turnkey with tenant in place, all retail. I checked with RBC, they dropped their over the border funding for US properties but will check the others. I am dealing direct with clients and could use a foreign national broker if possible. Any suggestions would be much appreciated...
Foreign national financing is definitely a moving target that one needs to constantly monitor.
Check with the other lenders and if you find one who can help your client then you can refer them to over to start the loan process.

I am a Broker here in Texas and I have a local bank that lends money to foreign nationals at bank rates. Below are the terms and docs needed:
FOREIGN NATIONAL LOANS
NATIONAL BANK INVESTOR
• 25% Down Payment
• 6.875% - 7.125% Interest rate fixed for 30 years
• Jumbo Loans ( 417,000 and over) 9.25% fixed
for 30 years
• Passport or Laser Visa
• 1 month bank statements US or Foreign Banks
• International Credit Report (obtained at banks
in Mexico or Canada)
• 2 letters from previous or existing creditors
• Job verification if employed by a company
• Self employed - business balance sheets
signed by a CPA with last two years and year
to date.
• Personal balance sheet signed by a CPA
current year
*CPA letter regarding the business and CPA
Cedular Profesional
• Closing costs approximately 4% of Loan
Amount
• Appraisal $425.00
• 1% paid at time of application
Private Investors
• 25% down payment
• 10.99% interest rate, fixed for 30 years
• 1 month bank statements US or Foreign banks
• Proof of income: paystubs or business license
• Closing costs approximately 4 % of Purchase
price
• No appraisal required
• No job verification

Brian, what is the minimum loan for both bank and private? Length of time to close, any prepayment penalties, will both parties lend on investment properties and how many per client?
The minimum loan amount is 50K.
The time to close on a private deal is usually 1-2 weeks and a bank deal 2-3 weeks.
As for the amount of loans they will finance it is determined by if they are trying to finance them all at the same time or not.
