I am looking for some good private money investors. My company currently closes around 4-6 transactions a month and we are in need of a fast and reliable funding source. Since we have been closing more transactions over the past 4-6 months we have maxed out our current private investors funds and are looking to add another good source. We are only looking for short term money and are not looking to buy and hold any properties. Our primary business is short sale flipping and only need to fund the transactions for 3-15 days to get around seasoning issues. We currently pay our private investor 1% up front with a minimum of $1000 and 12% interest for every day their money is out. Your security on the property is a first mortgage lien with a power of sale clause so you do not have to go through the foreclosure process. If the funding is out longer than a month then we will make a payment to you every month the payment is out. We are easily capable of making our interest payments and can provide bank statements and financials upon request. To give you an idea we charge 1.25% for 0-1 day, 2.00% day 2-5, 4.50% days 6-15, day 16-25 is a 5.75% fee of our invested capital with a minimum fee collected of $2,000. Our fee structure allows for a longer hold period, obviously with a higher rate.
