I know this is out of the norm for this site - I see mainly apartment deals and the like but it never hurts to ask and perhaps build up some good relationships.
I am looking to put together some investors to purchase gas stations and/or convenience stores. The right ones can be good investments. Per my readings here about solicitations of securities, etc. I am NOT promising any particular returns. I am old and bald and would not look good in an all orange, one-piece jumpsuit. What I can say is these properties can provide returns worthy of private investment.
I face the age old chicken and the egg syndrome - I can't look for properties without knowing I have investors and I can't get investors without a deal to bring to them. So.... all I am looking for is individuals who would be willing to invest in these properties if I can find the right deal. I ask for no commitment other than to agree to look at the investments I bring forth and what funding level they would be willing to do.
I have one investor lined up already with more than likely a second. I need probably one or two more to get my total investment funds to $400k.
What I will do:
1. Target businesses for acquisition.
2. Perform all required due diligence on the site and business.
3 Structure the deal with the current owner of the site.
4. Prepare a complete and very thorough business plan.
5. Present the package deal to my investors for a yes or no.
6. Secure traditional financing for the remainder of the deal.
7. I will manage the property post sale. I do have experience in this field so operations will not be an issue.
Also, if anyone has other leads on places where I might find like minded investors - I would appreciate the information.
