Looking for a DPA on a 500+ unit in Maryland. Messages me for the details.

For multifamily I am seeing some buyers trying to ask for this.The problem is the first position lender will not agree to pay for the fees to cash out the down payment assistance at closing to do the loan.

I see all types of buyers trying this stuff but none of them closing.Have to have skin in the game these days otherwise the seller can just keep cash flowing the property and wait for a stronger buyer to come a long.

If you have an awesome deal lock it up and assign it to someone else for a fee to make money.Then you will start building cash to have skin in the game for the next deal.

No one is doing DPA's anymore at least no one that I've seen. You either going to have to find a money partner to partner on this deal providing it's a solid deal to front you the down or do what Joel suggest and wholesale this to another investor and build up down money that way.
