I'm located just outside of Raleigh, NC and I looking for a real hard money lender I can build a working relationship with and who will actually close a deal. I have lost three deals over the past months because of these lame online hard money lenders. I want to know if they exist.

Have you looked in to brookville financial or insiders cash online? I have not dealt with them yet, but they are supposed to be nationwide. I am sure there are others that can give more suggestions.

I don't know if they do hard money lending, as it's not advertised, but check out
A.C.L. Mortgage Services - www.acl-mortgage.com
If you PM or email me, I can give you their CEO/President, Steve Smith's information. They do residential and commercial, and I'm sure he prob has investors who lend hard money. Info is in signature. Thanks,
