ad in today's paper

Duplex
$35,000
fully rented $450 and $490

I said that's to good to be true as I'm dialing my real estate agent. Yes the paper is wrong , it's $225 for each side.

Operating Expenses: $225
NOI: $225

Mortgage ($35K, 7% NOO, 30 yr): $232

Monthly Cash Flow: $7 LOSS

Losing money is NOT a good deal!!!
