Investing in the DFW Area

Hello

I am looking to invest in the DFW area. I am new to investing in real estate. I have a very small budget 55K. I am not looking to buy/flip but more on rental properties. I am interested in an income property that brings me about a small income each month and is a solid long term investment. How do i proceed with this?
