MORTGAGE rate India

I m from India, planning to start real estate investment in rental properties. When I approched banks the rate of Mortgage loan is about 12-14%. Is it possible to make a profitable investment with this high rate of loan. I m a Civil Engineer in State department, planning to do as part time investor. Please advice..
