Invest in Indiana. Real estate is a bargain here and doesn't seem to have the huge ebb and flow of other markets. The midwest is a good bet. Feel free to contact me. Lots of great investments.
you wouldn't be stretching yourself any thinner buying 1 property or 5 properties financially.
Phx isn't the best market for Sub2's right now, but there are the gems here and there. The point is with a Sub2 you typically will need to bring the loan current (most cases) clean up the property and market for a L/O tenant................averaging around 5k a property that you into for. Once you've got your L/O tenant, you typically recoup your initial out of pocket costs and you then repeat.
Hence, 1 or even 5 properties, and you own the property free and clear (so what) your still not positive until you make back what you put into it. Sub2's allow you to spend less, make it back quicker and profit more once the exit is completed.

I also suggest to invest in Indiana. I am a real estate broker and have been investing for about 7 years. I have been helping folks across the country buy properties in Indianapolis for pennies on the dollar for years. 220k will take you a long way in Indy.

two-hundred and twenty thousand dollars? are you kidding me? I started with 650 bucks. You dont even really need to try, with that kind of cash. you can practically walk around, and just demand properties. I might hire out a few people from this forum, to bring you good deals, if you wanted buy and hold properties.
If you were interested in things like wholesaling and/or sub2's, then you already won. Just learn the business for your state, and start advertising. You could take over a small state with that kind of advertising budget.
