I would look in the woods of Appalachia. You'll likely find a successful Birddog living right next to Bigfoot. Like Bigfoot, birddogs are often talked about, but rarely seen. In my opinion, the entire Birddog issue is as much a myth as Bigoot and the Loch Ness Monster!

And here I thought you were going to give some serious advice Mike. I'm ashamed of you. Mike was right in the beginning. You start by going to the woods of Appalachia, but then real investors look for a AKC registered breeder. I recommend that if you are going for solely for upland game you stick with a german shorthair, but if you want to add waterfowl I recommend you look at a Labrador retriever.

In all seriousness, a good realtor will be all the "bird dog" you'll ever need. A better resource than that will be your contacts with other successful investors who will pass leads to you because you've invested the time into becoming one of their friends.

Birddogs do exist but they are few and far between. A lot of people claim to be one but are not.

I have never "found" a birddog but they have found me (the real ones and the posers).

Get out there - get signs up - ads rolling and they will find you.

Really? If you don't mind I'd like to send you a PM and discuss this a bit further. Aside from the political slant of the state in general, I really do enjoy being in southern California's weather and wouldn't mind getting there in about 5-10 years. The only thing that's kept me from there is what I have perceived as a lack of decent cash flow anywhere in the state. I'm willing to be proved wrong, but don't want to distract the thread.

It is no longer a myth. I can show you real cash flow in CA. We have just recently hit some affordability levels that allow you to get into properties including the rehab expenses, and positively cash flow the property.
Example, $60k purchase (includes rehab) and it rents for $1100 monthly (3 bed/2 bath).

What are the property taxes on that with no homeowner's exemptions? This is good information for an aspiring bird dog who might be reading this thread will need to know.

As a former Orinda resident (my kids graduated from Miramonte High) a true bird dog is a very rare animal and they have very short lifespans. And the good ones evolve into an investor quickly.

You need to create them. This would be a very long post if I covered it but think in terms of jobs where people might be tipped off with a clue of some sort.

Where are you going to play the game, both sides of the tunnel or elsewhere?
