I put it in my signature here on BP and have gotten several of them. I also put an ad on CL every once in a while. Most of mine are referrals from current bird dogs.
I would look in the woods of Appalachia. You'll likely find a successful Birddog living right next to Bigfoot. Like Bigfoot, birddogs are often talked about, but rarely seen. In my opinion, the entire Birddog issue is as much a myth as Bigoot and the Loch Ness Monster!

In all seriousness, a good realtor will be all the "bird dog" you'll ever need. A better resource than that will be your contacts with other successful investors who will pass leads to you because you've invested the time into becoming one of their friends.

Birddogs do exist but they are few and far between. A lot of people claim to be one but are not.
I have never "found" a birddog but they have found me (the real ones and the posers).
Get out there - get signs up - ads rolling and they will find you.

I am starting a wholesale business here in Modesto, CA (central valley). Pm if you are interested in Stanislaus and San Joaquin counties. Tracy, CA might be a good fit for you considering the majority of residents commute to the bay and prop values have declined substatially --->( + cashflow) .
Sorry Mr. Wieneke, cash flow in Califronia is not a myth. However, If and only if you go to the arm pit of California i.e. central valley!

I used to think the same thing about CA and cash-flow, and I've actually seen some deals (on SFHs, and 2-/3-/4-plexes) in LA, Oakland/SF, and Stockton that actually will yield positive cash-flow. Believe it or not, I've seen properties that one could acquire for 8% to 10% cap rates in those areas. :D Nevertheless, I don't know how much longer this will last.

It is no longer a myth. I can show you real cash flow in CA. We have just recently hit some affordability levels that allow you to get into properties including the rehab expenses, and positively cash flow the property.
Example, $60k purchase (includes rehab) and it rents for $1100 monthly (3 bed/2 bath).

it is.............. i'm listening. I'm trying to get into some bird dog work.......... my money is low and credit is challenged.... and i think it may be a good way to make some cash learn the biz and develop some relationships........ Any advice will be welcomed.......

As a former Orinda resident (my kids graduated from Miramonte High) a true bird dog is a very rare animal and they have very short lifespans. And the good ones evolve into an investor quickly.
You need to create them. This would be a very long post if I covered it but think in terms of jobs where people might be tipped off with a clue of some sort.
Where are you going to play the game, both sides of the tunnel or elsewhere?
