Hi everyone! My name is Shae Bynes and I'm honored to be the newest member of the Bigger Pockets blogger team! Next week Thursday I'll begin my blog posts, but I've been thinking a lot about what I want to cover, and I'd like to start off by helping newbies get off the fence (and stay off!) and take massive action for real estate investing. I have a handful of topics in mind, but would love to be responsive to your specific feedback. With that said, I'd love to get your input on the following:

1) What fears, concerns, issues are top of mind for you as a new investor?

2) What burning questions are you seeking answers to regarding real estate investing (ones that are holding you back from getting started)?

3) (For those already off the fence) What are some of the challenges you're facing early on as a new investor?

Hi Ray, thanks for your response. So you're looking for specific nuts and bolts for every step of the wholesaling process. You can learn a lot about this by searching the forums on this site.

Once you have chosen your niche, you want to become familiar with every aspect, which covers getting past obstacles during the preparation stage, beginning stage, middle stage, and closing stage of the deal. Learn where to get the leads, then mail out letters to them, secure the property through using your state's standard contract, and begin building your buyers list. You can find property values using realestate[dot]com and compare sold homes in that area in the last 6 months. Remember that every deal is going to be unique, whether working a short sale, foreclosure, flex option, REO, etc. Additionally, you need to understand contracts and their legalities. Making wise decisions and making deals fair to buyers and sellers will be to your advantage.

I think your buy & hold strategy is a good one, but from experience I feel a responsibility to tell you that it absolutely critical to have reserves..a good 3 months or so of cash to deal with vacancies and other things that WILL come up.

Have you networked with other investors in your area? You can do that right here on BiggerPockets and also via your local REIA meetings.

I found that there were investors who were very willing to share their experiences and give tips on which things to avoid, which title companies were the best for wholesalers, things like that. You definitely want to start talking to people.
