i am trying to start out and want to know what type of town i should be looking in for rental property? the houses around me are around the 200,000 price range which seems too high to buy for rentals so what type of town do i need to look in? what should be a good price range to try and stay around for buying rental properties thanks in advance

It's always a good bet to invest in working class neighborhoods.

Look for plenty of blue collars and pick up trucks.

For the most part, these are good people who work hard for a living and they all need a nice, safe place to live and raise their families.

Good place for a newbie to start.

For starters, use demographics of the area, which includes median income, types of employment, economy, and even the current real estate market for a specific area of interest. To determine market condition, the internet provides tremendous information, such as www.trulia.com. This site offers a feature that shows overall market conditions for a designated area, as well as useful statistics for changes in market price to include graphs. If unsure as to the best cities to target first, it would be worthwhile to network with your local real estate community. Although you will receive different opinions and suggestions, some of the information will be valuable.
