You should not be able to see that HUD1 until you make an offer that is acceptable and we start the purchase contract. In the meantime since you dont seem to be interested I will be entertaining other offers. If yours is best then you may see how good my negotiating skills are and that I can be a good source of deals for you."

By the time they can find out that information (if they can) you will have already purchased the property or decided to back out giving them a chance. Keep control of the deal. Dont let them back you out of it, or talk you down. Be prepared to go to your backup buyer(s).

I would tell him in a blunt, matter of fact way that he has answered his own question, that if I accept his offer, he will see it on the HUD1 at closing. End of conversation.

I understand that too Curt but he should already know that money is being made. Im not doing it just to be doing it. I love what I do but I am trying to make money. And he wasnt really someone that I have a relationship with this was some I had just met, so I wasnt hiding anything but I dont see where it was relevant unless your trying to knock something off your offer. But thats just me. Thanks for your response.
