Well, last night I took the school exam. Its required to pass before I take the state exam.

I felt confident I would pass. I know I wouldn't get a 100% but I felt confident.

Take a guess if I passed or failed. I needed a 75% to pass and it was the first time I took it.

Some food for thought:

I had 4 hours to complete. I only took an hour and 12 minutes to finish. It was a total of 200 multiple choice questions.

If you finished that quickly, you would have passed, and probably got between 95 to 100%.

Congrats on passing the school test, the state exam will be much the same!

After all, if you had the feeling you bombed the test, I doubt you would have posted anything about it! LOL

Truth be told, I did not pass.

I got a 72% and needed a 75% to pass.

I'm not actually not upset about that. Considering I was able to blaze through it with enough confidence in such a short amount of time. I personally don't have a problem making mistakes simply because I know I will learn from them every time.

I know a few of the questions I was worried about. One of which was something similar to this:

A parcel of land is 8200 square yards. The front line is 250 feet. How many feet is the sides?

I don't know if that was the exact verbiage but I know I stumbled on it. I know I had memory lapses when it came to 'commingling' and 'conversion' when it comes to brokers.

Another being: From starting point, head south 1200 feet, then west 1500 feet, then north 600 and then direct back to starting point. How many acres?

The good news is I'll be able to review the test tomorrow morning and see what I missed and what the answers were. Then I'll retake the test in a day or two and I'm more than positive that I'll pass with flying colors.

I'm going to guess FAIL.

In fact, my guess is that you finished so quickly because you forgot to answer half the questions, and the other half you answered in essay form, even though they were multiple-choice.

Oh, and the dirty pictures you drew on the test probably got another 30 points taken off.

I can't believe you failed...sheesh...

No worries, I knew you weren't being mean about it.

Funny thing is, I expected to use a lot more of the scratch paper they provided than I actually did. I even drew out the IRV triangle. This being you draw a triangle and put a T within the triangle. It helps you solve Interest/Rate(cap rate)/Value

What had happened was is that I have studied a lot since I don't work a traditional 9-5 and the questions in the test were the exact same questions and answers as in the study guide. You would assume they would switch it around slightly but I'm talking about the exact same question with the exact same options as the multiple choices in the exact order of choices on the study guide.

The real reason I blazed through so quickly(even though I did ultimately fail) was because while I would study, I would relate certain things in the questions to the correct answer. I don't know if that made any sense.

I was able to recognize the questions from having read a bunch of times before, remembered the exact answer and was basically able to choose the correct answer before even reading through the entire question and answer choices.

I know, in hindsight it would be easy to say thats why I failed but its not. I know why and how I failed. I simply stumbled on a few of the questions I knew I would have a problem with.

If it makes you feel better, I plan to take my course exam next week, despite the fact that I finished the course back in December...so I can't even imagine how much there is that I don't remember...

My biggest problem areas were in areas that I have/had absolutely no interest in.

For instance, Appraisals. I spent an entire class on appraisals, how they're done etc.... Obviously not as detailed as if you were becoming an appraiser but if I'm not allowed by law to appraise, why on earth would you make me sit through a 4 hour class?

Another was commercial real estate & financing. I have no interest in buying/selling/owning or representing either side in a commercial real estate transaction. I really wish they would take that out of the standard licensing class. Its soooo much different than residential real estate. I could really care less about bridge loans, take downs and large commercial development projects.

Another being Property Management. Lastly, I confuse certain dates. For instance, the civil rights act and how it relates to real estate. Whatever happened in 1974, 1988. Handicap stuff etc...

You can see my lack of knowledge, interest in just the way I described the last topic :)

Those were and are my weak points. Am I concerned about it in the 'real world'? nope. I just gotta know enough to pass the test regarding these topics. Thats my weakness. Everything else, I'm fine on.

You know how the old guys begin by saying...."Reminds of when...." well, this does. Part of my Army days was as an Air Traffic Controller. The test given was the FAA exam in 2 weeks what the civilians get in 8 weeks (at that time) so it was cram 24/7. We had a couple pilots in the class, they had a very hard time, because they walked into the class "already knowing" certain aspects. Fact is they did not and they had a very rough time correcting what they thought they knew.

So,for any "investor" type taking a RE class, I suggest you try your best to walk in knowing nothing at all, learning with the other dumbies, especially for the tests.

That is a very good point. I think I care so less about the particular topics because I already know that I don't care about them as topics in general. It does make it harder to absorb the information needed to pass the test this way.

I just took my test last week as well...I know what really helped me a lot was writing everything as my review. I wrote key words and definitions, formulas, etc. I found out in high school that I remember things much easier when I write them myself, as opposed to listening or reading and it helped me through college and again with the real estate test. I finished my classes over a year ago, but just took the test due to living out of state. The test became available out of state so I signed up and started reviewing. The four hour test took me 45 minutes and luckily I passed it. I know I haven't given any new advice, but try different methods to remember things.

I know you will kill it next time since you just missed it.

Was it a PSI Exam? In the Dixie states, most state licenses go through PSI exams.

Having taken both the RE Agent exam and the GC Residential Basic exam, I can sympathize with your plight.

The questions are rarely 'trick' questions, but they are often 'tricky'. Study guides are not 100% true to the test, and so flash-carding the test beforehand will only get you so far (As you've learned)

A lot of people like to brag that they "COMPLETED MY TEST IN ONLY ONE HOUR! I HAD 4 HOURS LEFT! LOLOLOL!"... I think this is a mistake.

I have a great education from a damn hard school in a degree program that tended to flush people out. I am no stranger to taking hard tests (The longest final I ever took was about 6 hours)...

On every PSI exam I've taken, I'm careful to use up as much time as I darn well please. When I took the GC Exam, I was the last person from the morning session to leave the test center (I passed)

My strategy works like this... go through the test and answer the questions that match your flash-card questions. MARK any question that doesn't fit 100%... then come back to it.

On the second pass through the test, answer the low-hanging fruit questions first. The ones that will only take you a minute or so to figure out. MARK every other question.

Keep doing this... take your time. READ the question... then answer it... Then READ the question again to make sure that it is asking what you think it's asking.

After you've got an answer, unless another question points you at a different answer, resist the urge to go back and change your answers... sometimes a gut response is the correct response.

Most of all, take your time. You've got all the time in the world on these tests, so don't try and impress the guy next to you by blazing through the thing in 45 minutes, then walking out 2% shy of passing when you still had more than 3 hours on the clock.

Just my advice, YMMV.

I just recently passed my test.
Mine was a PSI exam. I passed the national portion, but failed the state portion by 2 questions. So did many others I know.
I knew the material and studied well, but some questioned seemed to be from out of the blue.

I also blew threw the tests, both times.

Also, please don't dwell on the fact that I finished quickly. I wasn't making that statement to impress anyone. My point was is that I felt I had studied well enough and knew most of the material well enough NOT to spend 30 minutes on each question.

Yes, I failed but I can assure you it had nothing to do with the amount of time it took me. I knew it was gonna be close due to the subjects/topics I was/am weak in.

If anything, I'm proud of myself in my ability to blaze through and get such a high score because of my studying. This isn't about the time it took me.

I'm scheduled to retake the test on Tuesday 6/1/2011 and I'm even more positive not only will I blaze right through it again(b/c of my knowledge in my strong areas) but also because I'll know exactly my weak points and focus on those. But that I will also receive a much higher passing score.

Sorry to hear you didn't pass the first time Nick. Just get back in their and take it again. I just took my exams on May 14th and passed both the state and national with a 80%. I'm in Ohio and you take both exams the same day and need a 70% to pass them both.

I know in Ohio you only have to retake the portion you failed. I feel like the college I studied at really prepares you well for it. In Ohio you need 120 hours of class. I just kept telling myself I got this and kept thinking positive. Mine was a psi exam also thats what they give in Ohio. Good advice about taking your time.

I had 3 hours to take the exams. One hour for the state and two hours for the national. I t took me 2 1/2 hours to take it. I wish you luck.
