1st post here! hoping i can get some help

i sell real estate investment properties and looking for a good proforma, i currently have excel one but not crazy about it. I would like something I can put on my website and let people plug in numbers themselves, like put in rent, expenses, price, loan info, and figures out cash on cash and IRR and goes out to 25 years since i sell NNN properties like walgreens with 25 year terms.

like everyone i prefer free software, if anyone has suggestions please let me know, i'm not opposed to purchasing either.

if any of you have in house or something you bought and want to give to me i'll be happy to add link on my site under the proforma telling people it came from your company so will give you leads perhaps.
