Michael, Here is another thought. I did this a lot 30 years ago when young and aggressive. Go find someone with a free and clear property for sale that will do seller financing. Offer them your notes at FULL face value and a downpayment. They actually come out ahead. taking your notes.
They have seasoned notes, rather than a brand new one. They have flexibility, in case they have an emergency and need to raise cash quick. Smaller discount for them to sell a 20K note instead of 100K for example, and there are more buyers for smaller notes. The notes you trade, come due at varying balloons instead of all at once.
You receive full face value for your notes and if you're aggressive, go re-fi your free and clear property and buy notes at a discount and go do it again!! Great fun. You can find these notes at the recorder, or make friends with realtors and title companies. Let them know you buy notes. Good luck. Rich.
