I'm a note broker who is currently working with the note investment company Charter Financial. As the title suggests, I'm looking for private performing first position notes on various kinds of residential and commercial properties. Listed below are the criteria Charter Financial would like to see in the notes being considered:
- Remaining balance to be paid must be between $20,000.00 and $1,000,000.00
- Down payment made on the property must be 10% or more of the sales price
- The note must be seasoned at least 30 days
- Credit score of the payor should be at or above 600.
The kinds of properties Charter Financial buys note for include, single family residences, condominiums, town homes, mobile homes (with land), as well as improved/unimproved land lots.
