Josh, I am interested in this topic. I have an SDIRA invested in RE debt and am looking to expand. I think with a broken banking/traditional lending system we will see more and more lending from SDIRA's.

Where do people normally post these questions now? In the legal forum?

I don't see a compelling reason for this topic to have a forum all on its own though.

My first thought was that it could be included under Private Money & Lending Forum. However, while this forum could cover loans under a SD IRA, it doesn't address the investment aspect of it. Given the growing interest in this area, I think it would be a good idea.

A quick search (see below) showed that these are being posted all over the place:

None of those is probably right or wrong; seems people try to identify the gist of what they are posting about and then find the forum that seems most relevant.

If there were to now be a forum dedicated to the topic, then maybe some of those older posts might better serve the users by being relocated to that new forum.

I would love to see this topic.

It seems to fit the tax / legal section well.

I'm personally looking forward to getting one started, but it looks like the fees associated require a significant amount of money already contributed. Now that I have more time I'll be doing some more research and would love a place to share / discuss.

One of the reasons that there is not a lot of discussion on this topic is because there is not a lot of discussion on this topic. It is a huge opportunity for real estate investors especially established profitable ones. As taxes continue to go up, self directed IRAs will become more and more popular.

This is something we are exploring and plan to implement. It just makes sense! I'm comfortable if the topic is part of legal, private lending, or has it's own forum.

The thing about self directed IRA's is that they are not deal specific so the questions about them are scattered throughout the board. They are like a giant umbrella you can put over your deals that protect you from taxes.
check out http://irastudyhall.com/ for some really good info on investing in real estate. Walter probably done over 200 IRA deals and is a leading expert in the country on the topic.

Currently all my activity is with my self directed IRA..I find there are specific issues to be considered, UBIT, non recourse loans, use of "GO Zone Credits" Ect. and have had conversations with other BP members as to how they would affect specific deals. I would suggest that a forum such as this would attract new members to BP and give us all an opportunity to partner with cash buyers. My ultimate goal after investing as much of My IRA as profitably as possible is to find other investors in my situation and partner with them. Bigger Pockets can be the beneficary of this mostly untapped market. I have already had conversations about BP with other
Equity Trust self directed IRA holders who are actively looking to invest in real estate.
