The past month has been pretty brutal.  I've had to deal with extensive repairs in one M/H.  Major repairs included replacing majority of subfloor in a large doublewide and your typical paint, cleanup, trash removal but add $1250 to run new buried electric sub panel.  The good news is the tenant stayed long enough to pay my entire cost of home.

I had to evict a tenant of 3.5 yrs on another M/H.  She was a hoarder and roaches were underneath papers, in clothes, in books, in beds, in couches, you name it and they were there to greet us.  Good news is I owe about $8K on this home which will rent for about $800 once we are done with rehab.

M/H investing is not for everyone and newbies must look before leaping.  You can easily spend $15-30K rehabbing a M/H so don't think they are any cheaper than standard homes.
