This might be kind of stupid, but does the realtor's claim to a commission come only from physically showing the property? IF they send you one of those private client list of properties emails from the MLS, but never show you the properties, and then you make an offer later on one of those properties with a different realtor, could there be an issue?

It may depend on which agent can prove procuring cause for you making the offer, not which agent writes the offer.

Just sending an email may not be considered procuring cause. In my area, the agent that shows the property, walks with you through the door of the property, usually is thought to have procuring cause.

If an agent is sending me lists of properties, and I see something of interest, I would use the agent who sent me the property to view and offer on the property. If you are getting lists from one agent, and using a different one to view properties, I would ask the first agent to stop sending the lists and inform them you are working with another agent. If they continue to send lists, then it's obviously just part of a marketing campaign, and I wouldn't worry about using them for the showing or their commissions.
