Concern over current rental market

Given the uptick in the real estate market and strong demand for rentals, the concern I currently have is... are we making purchase decision based on the current strong rental demand, and eventually the tide will shift. It seem that many of us RE investors are making current purchase decision based on the current market rents, but from what I can tell this is strongest rental market we've experience in over a decade. As investors are we setting ourselves up for trouble, similar to homebuyers prior to the meltdown?

I know in our local market Mpls/St. Paul, MN, they can't build apartment complexes fast enough. I am concerned what that means to me when the rental market levels out?
