Inexpensive commercial properties

I am a dentist and real estate investor, and I have been working for other dentists since graduating from dental school.  I would love to start up a dental practice anywhere that's a home run -- get back my investment money ASAP.  Right now I am looking in Texas.

I would like to get a property for $100K or less.  It may seem cheap, but I see so many commercial properties that don't look that good / some even abandoned.  Seems like I should be able to get the equivalent of a foreclosed house on the cheap, spruce it up some, and the city (wherever I end up) and I would both be better off.

My main question is how to find such properties.  The only resources I've really found are loopnet, realtor.com, and using real estate brokers / agents themselves.  Perhaps those are the only resources available, in which case I'll just keep looking.
