International investor writing unique offers

I'm not going to share the name of this investor or the company due to confidentiality, but in explaining the offer I'm hoping somebody may recognize it. I've received offers on two investment properties from this group over the past couple years and am having trouble finding any information on them to determine if it's legit. 

So the offer is for more than the asking price and they write it as "11% seller financing for one year with no interest" then a percentage of the proceeds of the sale are donated to the buyer's charity. The seller then writes off that donation to receive that 11% as a tax credit so the buyer isn't actually paying the 11% that was financed. It's confusing and it took a few emails back and forth to really understand it. Anyway, if this looks familiar to anybody please let me know your experience. Thank you
