I am a land Broker in Florida. My company works specifically in those General Development Communities throughout the state. Remember the "old Florida land scams" back in the 1960's? Well, these are those communities. Back then there was little to no interest, now there is a proven track record. One community we work in has 123,000 total platted lots, of which 80,000 are still vacant. We have a call center that contacts these land owners and procures lots at below market prices, then releases them to our investors.
Every decade some of these vast vacant lot communities experience a 2-3 year boom where lot prices go through the roof. After the boom the prices fall to a more affordable amount, but that price they fall to is still 128%-200% higher than the previous decades fall, or trough. We are opening the flood gates to our individual investors now since prices are very low ($20k or $220/mo if financed) so they can sit on them for most likely less than 5 years, but possibly as many as 10. hello,my name is Ron.May be I have what you are looking for.I have 1 acre of commercial land for sale.It is located in Alabama,town of Mc Intosh.It is probably the most prime location there,has 200 ft of hwy frontage.This is a very hot area now because of the new Still Mill comming just 8 miles away.plant name is Thussen Krupp,it is the biggest progect in US in last decade,you can find more info on internet about this.This area is fixing to explode.Pricing now is still reasonable,many investors already in the area looking for land,but most of the land for sale are big parsels.I think for somebody to hold this plot for two years is the way to go,probably by that time prices will go way up.they are building brand new drug store right across the street.
