REAL ESTATE DEVELOPING ADVISE

Hello, my name is Cody and I am a student at UTSA in San Antonio majoring in real estate finance and development. My dream is to become a developer. My question is what is the best way to get into the real estate game for a very young person (21) with little or no money? My degree requires me to get an internship with a real estate company, but that is not for another year and half so I was thinking maybe real estate agent? or appraiser? If yall could please help me with this I would really appreciate. Thanks a lot.

Hey Cody,

Since you're fairly young and inexperienced, I would suggest finding a real estate agent that you could work for part-time, and work on taking classes for your license while you're doing it. You will learn the basics of contracts, negotiations, financing, etc. and maybe make a little extra money also. I know that during the summer months, some of the agents in my office use part-timers to help out with things.

Cody,

I would suggest working with a brokerage that specializes in commercial property or vacant land.

Commercial deals often can be far more complex than residential so you will learn a lot more.

If you want to really learn developing become a commercial appraiser. Then you will have knowledge and with this much confidence. Talk to a commercial appraiser - they are usually happy to talk about their career objectively.

Go down to your city hall and introduce yourself to anyone involved in redevelopment etc. Check out city website for future projects to get some advanced knowledge. Ask the redevelopment council member if it would be ok to stop by from time to time. Tell them your story and ask for their help. Get to know everyone at City Hall.

Reach out to successful developers in your market. Check the business pages in your main newspaper, with an eye toward developer interviews. Contact the developer and suggest taking them to coffee or lunch.

Most will probably deny your request. But you'll never get an interview if you don't ask.
