Different Rent For Lower VS Upper?

Everything else being equal, floor plan, amenities, condition, etc, do you charge the same rent for your uppers and lowers, or more for one or the other? I've found most tenants seem to prefer a lower, so shouldn't the rent be just a tad more, say, $10 or something small like that?

I've always charged the same myself, but am curious how others do it.
