How do you assess your contractors?
Wanted to hear from other investors and developers on how they assess contractors and bids prior to awarding work. Things I do include:
- Job walk with them to gauge compatibility, sincerity, aptitude
- call references (what do you ask their references?)
- Ask them about their current and future jobs to see how busy they are and if they have time for my job.
- Ask about warranties
What else do you guys pay attention to?
