Wholeseller want to exit the contract

I have this house under contract and this is the second month that the house have been on the market. I cannot find any buyers for the price the seller is wanting, the seller will not back down from his " AS IS" price.

I asked the seller last week could he come up with a budget to at least paint and do some small fixers and he went "off" he said "I told you when you first said you can sale my house, that I am not going to put anymore money in it and if you cannot find a buyer,then we need to meet so you can give back my key."

He don't have a problem to just go his way and I go mines. That's fine but I need to write up an cancellation contract. How do I do that. Any Ideals are sample cancellation contract. He is a cool guy but I just wanted to still cover myself.

The contract was for 03/7/2014 to 04/18/2014 and an extra 30 days after that if I cannot find a buyer. I'm aggravated and just want to be done!
